What is really happening in the Calgary Real Estate Market?

The following graph shows the months of inventory for each housing sector. Looking at a one-year trendline gives you an indication of where things are really heading.

Gord’s commentary for the month (just my opinion).

March Highlights

  • During March, our sales increased over twice as much as our Months of Inventory indicating market strength.
  • Sales prices increased in all sectors
  • Months of Inventory decreased in all sectors except Apartment Condos and Semi- detached homes which increased marginally.

Calgary Listing Inventory

All sectors saw an increase in Inventory which is normal for this time of year. We can anticipate this number to continue to increase until June.

 Calgary Sales

Calgary overall sales increased by 23.3% in March over February. We can expect this trend to continue until June. The largest increase was 33.4% in the Detached home sector. All other sectors were closer to a 10% increase.

Sales Compared to 2025: 

February compared to February of last year saw a sales decrease of 275 sales or 12.8%.

This shows that sales are still below last year at this time but it’s important to note that these numbers are still above long-term trends.

Calgary Real Estate Benchmark Sales Prices:

The overall Benchmark price increased by $5,100 or .91% in March. Most of this increase was in the Detached home sector and the Semi – Detached Sectors. Even the Apartment sector increased by $900.00 which is the first increase in this sector in months.

 

Current Months of Inventory (Absorption Rate): 

The overall months of Inventory decreased by .29 which shows the direction of the market – moving to favor sellers over buyers. This is the second month in a row we have seen a decrease in Months of Inventory.

 

My Prediction for what is ahead:

Based on the numbers for the last two months it looks like we are going to see the Detached Sector and the Semi-detached sector favor sellers more while the Apartment Condo and Attached -Row sector will remain flat.
