Gord’s commentary for the month (just my opinion).

October Highlights

  • Inventory showing signs of leveling off.
  • Benchmark price showing continued slow decline.
  • Watch for a surge in activity after interest rates increase.

Calgary Listing Inventory

Inventory showing signs of leveling off across all sectors as we go into our winter season. With sales relatively the same this could be a sign that some people are waiting until spring to sell.

Calgary Sales

Sales showing signs of leveling off with slight declines over all sectors with exception to semi-detach homes which have seen an increase of 21 more sales from last month to this.

Sales Compared to 2025:

Sales year over year have seen a significant decrease of -18.03% from Oct 2025. Seasonally we typically see a small burst of activity in the fall, however this fall has seen an increase in market uncertainty which has impacted the year over year sales.

May   June July August Sept October
2025 2559 2284 2096 1986 1716 1879
2026 2162 2197 1904 1660 1650 1592
Change -397 -87 -192 -326 -66 -287
% Change -18.4% -3.8% -9.1% -16.4% -3.9% -18.03%

Calgary Real Estate Benchmark Sales Prices:

Benchmark prices overall is showing a slight decrease with only a -0.44% change overall. Seasonally we typically see a leveling off or slight decrease in Benchmark as we head into the winter months, so this is nothing to be worried about.

Current Months of Inventory (Absorption Rate):

Seeing the months of inventory go down can be refreshing even if it is only a change of 0.05 months. This may be caused by many sellers deciding to hold off until spring to sell.

My Prediction for what is ahead:

With the recent increase interest rates announced by the Bank of Canada I believe we will see bump in activity over the next month as people who are locked in to the previous interest rates hurry to buy a home before their rate hold expires and goes up. We will likely see another drop off in market activity after that as things settle back in to where they are now. If things start to settle in our country politically then 2027 could be a good year for our market providing the inventory continues to decrease over the winter months.
