What is really happening in the Calgary Real Estate Market?

First Explaining my report: Stay ahead of everyone else by following our Monthly Market Snapshot of the Calgary Real Estate Market. This shows what’s really happening! The market is driven by supply and demand so here we show the inventory (supply) and sales (demand) and most importantly the relationship between the two and how it affects the price of Calgary Real Estate.  A simple way to keep up to date with how the market is trending and to stay ahead of most! All numbers are taken from the Calgary Real Estate Boards Stats package for Realtors. I have also included some general comments which are simply my opinion.

Months of Inventory:  If we did not list any more homes this is how many months it would take to deplete inventory.

Months of Inventory/Absorption Rate – the inventory divided by the number of sales in the last month). What does this mean you might ask?

Buyer’s Market >4.0 Drives prices down
Balanced Market Between 2.4 to 4.0 Prices typically remain stable
Seller’s Market <2.4 Drives prices up

Current Months of Inventory: 

In December our months of inventory increased in all categories except Semi-Detached which decreased a little.  Of note is that apartment condos increased 4.15 months – this is important as last month condos decreased by 1.63 leaving a net 2 month gain of 2.54 months which is still substantial.  All housing categories are now in a “buyer’s market position”.

Calgary Listing Inventory

In December, our inventory decreased in all sectors and overall, the highest decrease was in the Detached home sector followed by the Apartment Condo sector. This decrease is normal at this time of year as people often take their home off the market during the Holiday Season and many will relist in January.

Calgary Sales:

In December we saw a decrease in sales in all Categories.  Again, this is very normal as people are busy during the holidays and Real Estate moves often get put off until people are settled in after the holidays.  I speculate that in January these numbers will start to increase.

***Sales Compared to last year***

As you can see from the chart below comparing sales to last year’s sales there have been some substantial changes.  In the first half of the year we were trending up and in the last 6 months we are trending down rather quickly.  My belief is that this is due to the Economic conditions in Calgary and declining consumer confidence.

Calgary Real Estate Sales Prices:

December saw prices decrease in all sectors with the largest decrease being in the Detached home sector.  This is expected with the high number of months of inventory on the market.  Unless something changes we can expect to see this trend for a few more months.

Current Months of Inventory:  If we did not list any more homes this is how many months it would take to deplete inventory.  In September we saw every category increase quite substantially in the number of months of inventory putting the entire Calgary market into a buyer’s market position.

In September, our inventory decreased in all sectors and overall, the highest decrease was in the Detached home sector followed by the apartment condo sector.  This is normal at this time of year and we should expect this trend to continue for the rest of the year.

***One interesting note is that in the last 2 days of September the inventory decreased by almost 500 listings. I believe this is listings expiring and some of these will get re-listed as this is exactly what happened last month.

Calgary Sales:

Sales were down in all categories. This is normal for September as we will now tread down every month until the new year.

Sales Compared to last year:  Thought this is a number that deserves a look as the trend is changing. This chart shows this year’s sales as a percentage of last years so yes,  sales are down but they are down less than at the beginning of the year.

In August the months of inventory remained fairly flat with the exception of Attached-Row homes which decreased by .56  I see this as a correction as last month this number went up by over 1.0

Calgary Sales:

Sales were down in all categories (except Attached-Row which increased by 4) , This is normal for August as we are moving out of our busy season and people are focused on vacations and outdoor activities and now back to school.

Sales Compared to last year:  Thought this is a number that deserves a look as the trend is changing. Chart shows this year’s sales as a percentage of last years so yes sales are down but they are down less than at the beginning of the year.

As you can see prices in all sectors decreased in August.  As we are now in a buyer’s market we should expect prices to decline slightly which is what happened.

Using Neighbourhood Data to Help Sell Your Home

Your neighborhood has a lot of features that can help sell your home faster. Unfortunately, buyers don’t usually notice those features just by driving around. So, you need to make sure they get all the information they need about your neighborhood. For example, say homes don’t go on the market often in your area. That’s an indication that the quality of life in the neighborhood is so good that no one wants to leave! In real estate we measure the area’s “turnover rate”, and it’s handy data to have when listing your home.

Another bit of data that buyers can’t simply see is the local crime rate. But, most police departments keep those statistics. If your neighborhood has a low crime rate, that’s an obvious plus to sellers.

Demographic data can also be helpful when selling your property. If your neighborhood has a lot of families, for example, that’s going to be appealing to buyers with kids. Even local development plans can play a role in making your home more attractive to buyers. If a new ramp to a major highway is in the works nearby, getting to work is going to be easier. That’s a big benefit to commuters.

Other types of data that can help sell your home include:

• Planned local construction

• Proposals for neighborhood improvements. (For example, a new playground.)

• Rates at which local property values are increasing. Any information that shows the advantages of living in your area is going to be useful when selling.

Watch the Trend

On the above graph it is important to see the trends – As you can see the apartment condo absorption rate is has been trending down however in July it reversed and when back up.

In July the months of inventory increased in every Category.  If you have been following my monthly snapshot you will notice that most months when this changes it changes only a little where this month the numbers have increased substantially. This change puts us deep into a Buyer’s market in every category.

Calgary Sales:

Sales were down in all categories and again this is normal for July as this is moving out of our busy season when people are focused on vacations and outdoor activities.

Sales Compared to last year: Of interest if we compare to last year Sales in June we were 11.3% down from last year while July we were down only 4.8% from last year – a big improvement.

As we are now in a buyer market we should expect prices to decline slightly which is what happened except in the Apartment Condo sector where prices increased slightly.

Watch the Trend

On the above graph it is important to see the trends – Especially the apartment condo absorption rate- it  is trending downward and is closing the gap with the rest of the sectors.

The absorption rate for all categories except Attached-Row houses declined this month which in my opinion is a good thing as it shows a little more balance in the market.

Calgary Listing Inventory

In June, our inventory increased in all sectors except apartment condos.  This is totally expected at this time of year.  July should be an interesting month as the typical July will see listings drop off.   The decrease in apartment condos I would contribute to listings expiring as sales were flat.

Calgary Sales:

Sales were again up in all categories except for Attached Row houses which were down only 19 from May. The percentage looks big at 8.26 due to small numbers in this sector.

Sales for June were 11% down from last year but this is again an improvement as May sales were down 18.4% from last year.

 Calgary Real Estate Sales Prices:

This one has me stumped.  In theory the sector with the highest absorption rate should have the biggest decline in price.  The opposite took place in June with every sector dropping a little except Apartment Condos which increased in price.

No major fluctuations here this month.  Detached homes went up a little while all other categories went down between .25 and .54

In April, our inventory increased in all Sectors. This is totally expected at this time of year and we should expect this trend to continue for another month anyways.

Calgary Sales:

The good news is that sales are up from last month in all categories.  Looking at the bigger picture we are still substantially down from last year’s  sales.  May showed 18.4% less sales than May 2017.   This however is an improvement as April sales were down 20.3% from last April.

Prices in April showed very little change.  Attached-Row houses showed the largest gain of $3,200. while Semi-Detached homes showed the largest decrease of $1,000.

Absorption Rate (Months of Inventory – the inventory divided by the number of sales in the last month). What does this mean you might ask?

Buyer’s Market >4.0 Drives prices down
Balanced Market Between 2.4 to 4.0 Prices typically remain stable
Seller’s Market <2.4 Drives prices up

 

Current Absorption Rate

The good news part of the stats show that sales rose by 25.6% over Febuary while the inventory rose by only 22.5% keeping the balance similar.  The Absorption rate for all categories decreased slightly except apartment condos which increased by .47

Calgary Listing Inventory

In March, our inventory increased in all Sectors. This is totally expected at this time of year.  This trend is anticipated for the next few months.

Calgary Sales:  For me this is the category that is concerning.  Sales numbers all increased for March which is a normal trend.  What you cannot see here is that sales for the first three months are below last years sales by 18% which is substantial.  Some things that might be affecting sales include:

  • The Weather
  • Mortgage rule changes that the Federal Government implemented on Jan 1, 2018
  • Consumer confidence in Calgary

As I have predicted in the past I believe it may take 6 months total for the mortgage rules to settle out before we start seeing more normal sales numbers.

Prices in March  showed very little change for all categories.

Current Absorption Rate

The Absorption rate for October stayed almost flat with the exception of Apartment Condos which decreased by 1.38 which is the first sizable decrease we have seen in this sector in a while.  It’s important to note that last month went up by 1.29 so part of this can be just timing of listing coming on and off the market.

Calgary Listing Inventory

In October all categories stayed flat except for detached homes which saw an decrease of 233 listings and apartment condos which decreased by 129 listings.

Calgary Sales:

Sales for October were almost identical to September. Last year sales from Sept to Oct increased by 168 so were a little behind last year.

 Calgary Real Estate Sales Prices:

I find these numbers interesting as again if in a balanced market prices should remain fairly stable.  In reality every sector showed a slight decrease.  One variable that these numbers do not show is consumer confidence and I think this may have something to do with prices holding.

Looking Forward – Again just Gord’s opinion.

Based on the absorption rate we should see stability in the Detached & Semi Detached sectors while we may seem more losses in the Row House & Apartment sectors

However

You may have heard by now that the Fed’s are changing mortgage qualifying rules as of Jan 1, 2018.  This can cause a wide range of changes.

  • In the short term it can push people to buy before the end of the year.
  • When they changed the qualifying process for insured mortgages we saw little change in sales numbers.
  • I heard from one mortgage broker that most banks are already doing this for many types of mortgages so again the impact may be smaller than what some expect
  • If there is an impact and people are able to qualify for less, then this may push some people from detached homes to attached homes and from row housing to the apartment condo sector which in Calgary could bring more balance to our market.
  • Really only time will tell the whole story

Current Absorption Rate

The Absorption rate for August showed a very slight increase for detached homes, and Apartment condos.   Attached (Row) houses showed a larger increase of .64 while Semi-detached (Duplexes) showed a substantial decrease of .79.

Calgary Listing Inventory

In August we saw most categories stay almost the same. The one exception is Apartment Condos and they decreased by 41 listings.  I believe the reason for this is listings expiring and not a sales increase.

Calgary Sales:

August sales remained very consistent to July’s numbers with all being within 35 either way.

Calgary Real Estate Sales Prices:

Interestingly enough all categories except Row houses (townhouses) took a small drop this month.

The largest decrease was in apartment condos and my opinion is that due to the high absorption rate this will continue for some time.
